What is an EPC?

Much like the multi-coloured sticker on new appliances, EPCs tell you how energy efficient a building is and gives it a rating from A (very efficient) to G (inefficient). EPCs are designed to let you know how costly the building will be to heat and light, and what its carbon dioxide emissions are likely to be.

The EPC will also state what the energy-efficiency rating could be if improvements are made, and highlights cost-effective ways to achieve a better rating. Even if you rent your home, some improvements noted on the EPC may be worth implementing, such as switching to more energy-efficient light bulbs.

The property will be given a rating which will go on the sales or lettings details when marketing begins. It will also make recommendations (such as loft insulation, double glazing or cavity wall insulation) on ways of reducing the property’s energy consumption, which could save you money in reduced gas and electricity bills in the future.

Nearly 40% of the UK’s energy consumption arises from the way the nation’s 25 million buildings (homes, offices, shops and factories) are lit and heated.

So even small changes in how buildings are used will have a significant effect in reducing energy consumption – and consequently in its carbon emissions. The Facts

  • Energy Performance Certificates are a legal requirement on any building, whether residential or commercial, when they’re for sale or to let and must be provided to any tenant at the start of any new tenancy.
  • These EPCs must be available prior to the property being marketed or advertised, and before any lettings can be organised.
  • Once the property has an EPC it is valid for 10 years.
  • However failure to provide an EPC and Recommendations Report on a commercial building may result in a 12.5% fine of the annual commercial rent from the local Trading Standards department, while a residential fine is normally around £200.
  • From April 2018 all let properties need to comply with the Minimum Energy Efficency Standards (MEES) and achieve and EPC rating for E or above. Our trained assessors will be able to assist you with detailed advice on meeting these requirements.
